Mansfield install procedures: standard two-piece (Alto, Pro-Fit 1, Smart 360, Maverick) and one-piece (Brentwood). USA-made with universal aftermarket parts service path.

Mansfield toilet installation overview

Mansfield uses standard US 12-inch rough-in conventions + universal aftermarket parts compatibility. Install procedures are identical to Sterling/AmStd/Vortens for the two-piece models. Brentwood one-piece requires two-person install + flat floor + flange at or below floor level.

Tools required

  • Adjustable wrench (8-10 inch)
  • Channel-lock pliers
  • Screwdriver (Phillips + flathead)
  • 4-foot level
  • Bucket + sponge
  • Hacksaw (for corroded tank-bowl bolts on replacements)
  • Caulk gun + clear silicone (optional for base sealing)

Materials required

  • Wax ring: Korky 6000 or Fluidmaster 7530 ($5-$10) — NOT included with Mansfield
  • Floor flange bolts: Typically reusable; new brass set $3-$5
  • Supply line: 12" braided stainless steel ($5-$10) — replace at install as preventive maintenance
  • Seat: Bemis 1500EC elongated ($30-$35) or Bemis 1500RD round-front ($28-$32) — NOT included
  • Setting compound: Korky setting compound ($6) for Brentwood on out-of-level floors

Standard Mansfield two-piece install procedure (Alto, Pro-Fit, Maverick)

  1. Shut off water at under-toilet shutoff valve.
  2. Flush old toilet to empty.
  3. Disconnect supply line from bottom of tank.
  4. Remove tank-bowl bolts (Phillips from inside tank, wrench from below bowl).
  5. Lift old tank off bowl, set aside.
  6. Remove flange bolt caps + nuts at bowl base.
  7. Lift bowl off floor flange. Scrape old wax ring with putty knife (wear gloves).
  8. Inspect floor flange — replace if cracked.
  9. Install new wax ring on flange (horn-side down).
  10. Set new Mansfield bowl on flange. Press straight down. Verify plumb with level.
  11. Hand-tighten flange bolts only.
  12. Install tank-bowl gasket on flush valve outlet (bottom of tank).
  13. Set tank on bowl, align bolt holes.
  14. Cross-tighten tank-bowl bolts 1/4 turn alternately until snug. Stop at snug + 1/4 turn.
  15. Connect supply line to bottom of tank. Hand-tighten + 1/4 turn.
  16. Turn shutoff valve on. Tank fills.
  17. Test flush 3-5 times. Check for leaks at base, tank-bowl joint, supply line.
  18. Install seat (sold separately).
  19. Optional: Apply clear silicone caulk around base perimeter.

Brentwood (one-piece) install — additional considerations

  1. Two-person lift required: Brentwood is ~95 lbs single unit.
  2. NEVER twist during placement: Twisting cracks one-piece porcelain.
  3. Floor MUST be flat: Use Korky setting compound around perimeter if not perfectly flat. Out-of-level floor will eventually crack the unsupported edge of the one-piece bowl.
  4. Floor flange MUST be at or below floor level: Skirted-trapway base will not seat over a protruding flange. Solutions: grind flange OR use recessed flange OR raise flooring.
  5. Wax ring with horn recommended: For the one-piece bowl outlet geometry.
  6. Concealed mounting hardware: Provided in Brentwood box; follow specific install manual.

Smart 360 dual-flush install — additional steps

Same as standard Mansfield two-piece, plus:

  1. Verify tank-top clearance for top-mount dual-flush button (no shelf or window obstruction above tank).
  2. Cartridge orientation matters during install — follow alignment marks in Mansfield manual.
  3. Keep WaterSense Most Efficient certificate for utility rebate paperwork (separate from install).

Common Mansfield install mistakes

  • Wax ring not purchased: Mansfield ships without wax ring. Korky 6000 ($5-$10) at same Home Depot.
  • Tank-bowl bolts overtightened: Cracks porcelain. Snug + 1/4 turn limit.
  • Floor flange bolts overtightened: Cracks bowl porcelain at base.
  • Brentwood on out-of-level floor: Cracks at the unsupported edge over months/years. Always use setting compound or shims to achieve level seating.
  • Brentwood flange not below floor level: Skirted base will not seat correctly. Verify before purchase.
  • Old supply line reused (12+ years): Replace at install ($5-$10).
  • Toilet wobble ignored after install: Recurring wobble damages wax ring within months. Use shims or tighten flange bolts.
  • Smart 360 tank-top clearance ignored: Top-mount button needs vertical space above tank.

Non-standard rough-in considerations

Mansfield does NOT make 10-inch or 14-inch rough-in toilet variants. Standard 12-inch is the universal Mansfield rough-in. For non-standard rough-ins, consider:

  • 10-inch rough-in: Kohler Highline 10-inch ($230-$340) or AmStd Cadet 3 10-inch ($240-$330)
  • 14-inch rough-in: AmStd Cadet 3 14-inch ($240-$330) is the mainstream option
  • Off-center rough-in: Mansfield can typically accommodate up to 1/2" off-center. Beyond that, consider an offset flange ($25-$45) to correct.
