No hot water on LP
- Verify LP supply — propane tanks open, gauge shows fuel, other LP appliances work
- Check 12V DC at unit — multimeter on the control board input. Below 11V causes ignition issues
- Bypass valve set to "operate" — winterizing bypass left in winter mode = no flow
- DSI lockout — wait 30 seconds, cycle power. If repeated lockout, see below
DSI lockout / ignition failure
- Spider webs in burner tube — most common RV-specific cause. Disassemble and clean burner tube
- Eroded spark electrode — verify gap (0.10-0.12"); replace if cracked
- Weak thermocouple-equivalent (DSI sense electrode) — sense electrode dirty; clean with sandpaper
- Low LP pressure — regulator failed or LP tank cold
- Dead 12V house batteries — DSI requires reliable 12V
No hot water on electric (DE models)
- Verify 120V at RV shore power inlet or generator output
- Check element switch on the inside control panel
- Reset ECO (high-limit cutoff) — small button accessed through the access cover
- Element resistance test — 4500W in Suburban DE = ~13 Ω (similar to residential)
Water heater bypass valves
Most RVs include 2-3 valves that bypass the water heater for winterizing. After winter, verify all valves are set to "operate" position. Bypass-mode valves prevent water from entering the tank.
Rotten egg smell from hot water
- Sulfate-reducing bacteria + magnesium anode rod reaction
- Common at campsites with well water
- Solution: switch to aluminum-zinc anode; sanitize tank with bleach
Tank leak from drain plug or anode port
- Drain plug — replace gasket; use Teflon tape (sparingly — overuse causes leaks)
- Anode port — replace anode rod and gasket
- Tank body leak — replace water heater (no field repair on porcelain-lined tank)
