Water Heater Maintenance: The Two-Per-Year Routine That Doubles Lifespan

Almost nobody does water heater maintenance. The units that do receive it last 50–80% longer than units that do not. This page covers the four maintenance tasks that actually matter, how often each should happen, whether to DIY or hire, and what professional maintenance service costs and includes.

The four tasks that matter

Manufacturer maintenance schedules list 10–15 items, most of which barely move the needle. The four that actually determine lifespan:

  1. Annual tank flush (tank heaters) or annual descaling (tankless).
  2. Anode rod inspection every 3–4 years (tank heaters only — heat-pump and Marathon do not have rods).
  3. T&P valve test once a year.
  4. Visual inspection of venting and combustion area every 6 months (gas heaters only).

Skip everything else on the manufacturer list and you will still capture 95% of the lifespan benefit. Do all four and a properly-sized residential water heater will hit 15–18 years on tank units and 22+ years on tankless. Do none and expect 8–11 years.

Annual tank flush

Single most important task. Sediment accumulates on the bottom of every tank heater every year. After 5 years it can be 4–6 inches deep — insulating the burner from the water, reducing efficiency, and accelerating corrosion of the tank bottom.

Procedure (gas or electric tank):

  1. Shut off the energy source: gas valve to PILOT or breaker off.
  2. Shut off the cold-water supply at the top of the unit.
  3. Connect a garden hose to the drain valve at the bottom. Run the hose to a floor drain, outdoor area below the heater, or a sump.
  4. Open the drain valve. Open a hot tap upstairs to break the vacuum.
  5. Drain until water runs out (typically 15–20 minutes for a 50-gallon tank).
  6. Briefly open the cold supply valve for 30 seconds to flush sediment, then close it. The water will run dirty. Repeat 2–3 times until water runs clear.
  7. Close drain valve. Open cold supply, leave hot tap open until water flows steadily and bubble-free. Close hot tap.
  8. Restore gas/electric. Pilot relight if needed.

Time: 45 minutes. Tools: garden hose, possibly a flat-blade screwdriver for the drain valve. DIY-reasonable for any homeowner. Plumber service for the same job: $180–$280.

One specific note: if your unit is 8+ years old and has never been flushed, the first flush sometimes triggers a leak in a previously-corroded but sediment-sealed area. The risk is small but real. If the unit is approaching end-of-life anyway and you are uncertain, defer the first flush and plan for replacement.

Tankless descaling

Equivalent to flushing but for tankless units, and the procedure is completely different. Tankless heat exchangers accumulate scale (calcium carbonate deposits) on the inside of the tubes rather than sediment in a reservoir. The scale insulates the water from the burner and causes high-temperature shutdowns.

Procedure (requires service valves — these are isolation valves on the cold inlet and hot outlet, specific to tankless installs):

  1. Shut off gas and electric to the unit.
  2. Close both service valves (isolating the unit from house plumbing).
  3. Connect a submersible pump in a bucket to the cold-side service valve port.
  4. Run a hose from the hot-side service valve port back to the bucket.
  5. Fill bucket with 2–3 gallons of white vinegar (not water diluted).
  6. Run the pump for 45–60 minutes — vinegar circulates through the heat exchanger and dissolves scale.
  7. Disconnect, flush the unit with clean water for 10 minutes.
  8. Restore service valves to normal position, restart unit.

Time: 90 minutes. Tools: descale kit ($60–$120 one-time purchase, reusable). Plumber service: $210–$360.

If your install does not have service valves, descaling requires removing the unit from the wall — a major job. Adding service valves: $150–$300 one-time cost. Pays back across 10+ years of unit life.

Anode rod inspection

The sacrificial magnesium or aluminum rod that protects the tank from corrosion. Inspection every 3–4 years; replacement when the rod has depleted to a thin wire or has 6+ inches of exposed core wire visible.

Procedure:

  1. Shut off energy source. Drain ~5 gallons from the tank to relieve pressure and bring water level below the anode port.
  2. Locate the anode port — large hex head (typically 1-1/16") on the top of the tank, sometimes under a plastic cover.
  3. Break the head loose. This requires significant torque — often a breaker bar or impact driver. Heat from a propane torch on the hex head can help if it has corroded in place.
  4. Unscrew the rod and remove (it is 36–42 inches long — needs vertical clearance above the tank).
  5. Visual inspection. Healthy rod: original 3/4" diameter throughout. Spent rod: depleted to a thin wire with much of the core wire visible.
  6. If spent: install replacement rod ($25–$45 part). If still healthy: reinstall the same rod with fresh thread compound.

Time: 45–60 minutes if the hex head breaks loose easily; longer if corroded. Difficulty: moderate — the torque requirement defeats some DIY attempts. Plumber service: $180–$320 including the replacement rod.

This is the single highest-ROI maintenance task. A $25 rod at year 4 typically buys 3–5 additional years of tank life.

T&P valve test

The temperature-and-pressure relief valve discharges water if the tank exceeds safe limits. It needs to be tested annually to verify it has not seized in the closed position.

Procedure: lift the test lever on top of the T&P valve for 1–2 seconds. Water should discharge briefly through the discharge tube. Release the lever. Discharge should stop within a few seconds.

Failure modes:

  • No discharge when lifted: valve is seized closed. Replace immediately — without a functioning T&P, the tank can over-pressurize catastrophically.
  • Continuous discharge after release: valve is not reseating. Replace.
  • Brief discharge that stops: valve is healthy.

Time: 60 seconds. DIY-trivial. Some plumbers do not perform this during routine maintenance because it can sometimes cause a previously-marginal valve to start leaking — but this is exactly the indication that the valve needs replacement.

Combustion and venting check (gas only)

Every 6 months, briefly inspect:

  • Pilot flame color. Should be steady blue with maybe a small yellow tip. All-yellow or flickering pilot indicates dirty burner or improper air flow — schedule a service call.
  • Burner flame color when firing. Same — mostly blue. Yellow flames mean incomplete combustion (CO risk).
  • Vent connection. Look at the draft hood where the vent pipe connects to the top of the heater. Light a match next to the gap when the burner is firing. Smoke should be drawn upward into the vent. If smoke blows out into the room, backdrafting is occurring — immediate service required.
  • Vent exterior termination. Walk outside, look at the vent cap (either at the roof or side wall). Bird nests, insect nests, debris, snow — any obstruction.

Time: 10 minutes twice a year. Catches venting issues before they cause CO problems.

Professional maintenance service

Professional water heater tune-up typical cost: $180–$320. What it should include:

  • Tank flush or tankless descaling.
  • Anode rod inspection (every 3–4 years on tanks).
  • T&P valve test.
  • Combustion analysis (gas units).
  • Vent inspection.
  • Burner cleaning (gas units).
  • Visual inspection of all fittings for leaks or corrosion.
  • Written report on condition.

Look for plumbers who actually perform combustion analysis (with a real meter, not just visual inspection of flame color). A combustion analysis measures actual CO production and confirms safe operation. Many "maintenance" service calls skip this and just do a flush — which is most of the value, but not all.

Do it yourself or hire it out

DIY-reasonable: tank flush, T&P test, visual inspection, vent exterior check. These are all 5–60 minute tasks with minimal tools.

DIY-borderline: anode rod inspection (the torque is the limiting factor), tankless descaling (requires the descale kit, possibly missing service valves).

Hire it out: combustion analysis, any task on a unit where you do not know what you are doing. Pay $200 once a year and have someone competent inspect the unit — much cheaper than missing a problem that becomes a $2,500 replacement.

A reasonable hybrid: DIY the annual flush, hire a plumber every 3–4 years for a full tune-up that includes anode inspection and combustion analysis. Total annual cost: maybe $60 in DIY time + $250 every fourth year = ~$120/year average. Versus skipping maintenance entirely and replacing the unit 4 years earlier than you would otherwise = $1,200–$1,800/year of premature-replacement cost amortized. The math is overwhelming.
