AO Smith Cyclone Xi 100-Gallon Commercial Gas Water Heater (BTH-199) Review

The AO Smith Cyclone Xi 100-Gallon Commercial Gas Water Heater (BTH-199) is a commercial-grade large-capacity water heater built for high-demand commercial and large-residential applications. 100 gallons stored, 199K BTU input — significantly larger than typical residential 50-gallon units.

Specs: 100 gallons stored, 199,000 BTU input, UEF 0.97 condensing (Cyclone heat exchanger design), 199-gallon FHR (the "1:1 capacity:FHR" ratio reflects high-output design), 8-year tank warranty for commercial application or 12-year for residential. Power-vent PVC venting up to 100 feet.

The Cyclone Xi line is A.O. Smith's commercial-residential crossover product. Built for higher-cycle commercial applications (small restaurants, salon/spa water heating, large multi-family residential) but available for very-large residential use (5+ bedroom homes, large families with overlapping morning demand).

The Cyclone heat exchanger design uses spiral flow paths through the heat exchanger to maximize heat transfer — producing UEF 0.97 (versus 0.86 for typical condensing residential).

About $3,500 unit, $5,500-$7,500 installed depending on venting work. Right buyer: very large residence (5+ bedrooms, 4+ baths), small commercial application (restaurant, salon, multi-family residential), or households where parallel tankless install would otherwise be required. The Cyclone Xi delivers comparable capacity to parallel tankless at lower install cost in some scenarios.

Pros
  • Natural gas combustion — faster recovery than electric resistance at comparable tank size
  • UEF 0.95 — top-tier efficiency; qualifies for Inflation Reduction Act §25C residential credit
  • Large 100-gallon reserve — comfortably serves 5+ person households in peak-use periods
  • 290-gallon first-hour rating — handles morning-rush simultaneous demand without shortfall
  • High 199K BTU input — rapid recovery for large-volume commercial-residential applications
Cons
  • 3-year warranty — well below the 8–12 year category average; extended warranty advisable
