Lochinvar Water Heater Annual Service Checklist

Annual service is required to maintain warranty on NOBLE, KNIGHT, ARMOR. What gets done, what it costs, and how to verify.

This is the single biggest behavioral difference between Lochinvar combi/commercial units and mainstream tank water heaters: annual professional service is required to keep the heat exchanger warranty active. Skipping it doesn\'t just void the warranty — it accelerates failure of the most expensive component in the unit ($1,200-2,500 heat exchanger).

What annual service includes

  1. Heat exchanger inspection and brushing — remove the burner, brush the fire-tube exchanger to dislodge combustion residue. Vacuum debris
  2. Burner inspection and cleaning — inspect the gasket and electrode; clean any soot deposits
  3. Condensate trap cleaning — pull, clean, refill with fresh water. Trap clogs cause flue gas escape and false vacuum codes
  4. Combustion analysis — analyzer measures CO, CO2, O2 in exhaust. Should be within manufacturer spec (typically 8.5-9.5% CO2, <100 ppm CO). Adjust gas valve trim if out of spec
  5. Plate heat exchanger inspection (combi only) — if DHW flow has dropped, descale with vinegar or commercial descaler
  6. System pressure check — verify 12-15 PSI cold; air-purge system if needed
  7. Expansion tank check — verify pre-charge pressure matches system fill pressure
  8. Gas pressure verification — manometer test of inlet and manifold pressure under fire
  9. Sensor/control verification — review fault history; verify sensor resistances at known temps
  10. Signed service record with date, contractor, and tasks completed — retain for warranty claims

What it costs

  • Residential NOBLE / KNIGHT combi annual service: $300-450
  • Commercial ARMOR / EnergyRite: $450-750 depending on size and condition
  • Plate exchanger descaling add-on: $150-250 extra when needed
  • Multi-year service contracts often discount 10-20% — Lochinvar contractors typically offer these

What gets skipped — and the consequences

  • Skip year 1-2: minor soot buildup; no obvious symptoms but warranty void on heat exchanger failure
  • Skip year 3: meaningful combustion residue; CO begins climbing; efficiency drops 3-5%
  • Skip year 5: heat exchanger fouling significant; condensate trap likely clogged; high-limit faults appear
  • Skip 5+: heat exchanger near-end-of-life; replacement cost ~$1,500-2,500 not covered

Hard water and plate exchanger descaling

Combi boilers (NOBLE, KNIGHT) have a stainless plate heat exchanger on the DHW side. Calcium scale accumulates faster than in a tank because the plate gap is small. Symptoms: DHW flow drops over months; DHW temperature swings; eventual loss of DHW entirely.

  • Soft water (< 5 gpg): descale every 3-4 years
  • Moderate hardness (5-10 gpg): descale every 2 years
  • Hard water (10+ gpg): descale annually OR install whole-home softener
  • Very hard water: softener is not optional

Descaling procedure: isolate the DHW side via shutoffs, circulate descaling solution through the exchanger via descaling kit pump for 30-60 minutes, flush with fresh water. Most contractors charge $150-250 add-on.

SQUIRE Indirect tank — minimal annual service

SQUIRE tanks have no burner, no flue, no condensate. Annual service is minimal:

  • Anode rod inspection (SIT glass-lined only — SSU stainless has none)
  • Tank flush if sediment accumulates
  • Tempering valve verification
  • Aquastat function check

AWHP Heat Pump — homeowner maintenance + occasional service

  • Monthly: vacuum air filter (homeowner)
  • Quarterly: wipe condensate pan, check drain (homeowner)
  • Annual: coil clean, refrigerant pressure check (technician — recommended but not warranty-mandatory)

How to verify service was done correctly

  • Combustion analyzer printout — should show CO ppm, CO2 %, O2 %, stack temp
  • Photos of cleaned heat exchanger (before/after)
  • Signed service record with manufacturer-required tasks checked off
  • Contractor logo + license number on the record

Bottom line

Annual service is non-negotiable for warranty on combi boilers and commercial condensing. Budget $300-500/year. Multi-year contracts discount this and reduce friction. If you can\'t commit to annual service, choose a standard tank water heater instead — Lochinvar combi isn\'t the right product.
