HTP water heater and combi systems require annual service to maintain efficiency, warranty validity, and safety. HTP's condensing technology and DHW combination features add specific service items beyond standard tank water heater maintenance.
Annual service checklist for HTP condensing units
Combustion analysis
Condensing units operate efficiently only with proper combustion air/fuel ratio. Annual combustion analysis with a calibrated instrument verifies O2 and CO2 levels are within HTP spec. Drift outside spec indicates burner orifice fouling, gas pressure issue, or air filter restriction. Combustion adjustment is part of factory-authorized annual service.
Heat exchanger inspection
Condensing heat exchangers can accumulate soot, condensate residue, or scale depending on combustion quality and water chemistry. Visual inspection through service ports identifies developing problems. Cleaning, when needed, uses HTP-approved methods (varies by model).
Condensate trap and neutralizer
The condensate trap collects acidic condensate from the flue gases. Annual inspection: verify trap is clear of debris, water flowing freely, no blockage. Neutralizer (limestone cartridge): replace media when consumed (visible breakdown of limestone, or pH testing shows neutralization no longer happening).
Anode rod inspection (tank units)
For Versa Hydro, Phoenix, and other HTP units with glass-lined tanks: anode rod inspection at year 3, replacement at year 5 (typical). Hard-water installations may need earlier replacement.
T&P relief valve test
Lift the lever briefly to verify proper discharge. Replace if dribbles after release.
Igniter / flame sensor inspection
For electronic ignition models: visual inspection of igniter electrode for wear, flame sensor for carbon buildup. Clean flame sensor with fine abrasive if oxidized.
Gas pressure verification
Static and dynamic gas pressure measurement at the unit's gas inlet. Static (no flow) should be 11" WC for natural gas, 11" WC for LP. Dynamic (full fire) should not drop more than 1" WC below static — significant drop indicates undersized gas line.
Vent inspection
Visual inspection of vent termination, intake, and any visible vent piping. Look for: debris at termination, animal nests, condensate accumulation at low points, separation at joints. Concentric vent terminations should have no obstruction within 12" of intake or exhaust.
Electrical connection check
Verify electrical connections are tight (loose terminals can arc and damage controls). Visual check of wiring for any damage from heat or rodent activity.
